Meander meadows12/25/2022 ![]() And the thick vegetation trapped heat and humidity, so bushwhacking through the overgrown trail with no shade cover in the heat of midday became pretty brutal. Vegetation was completely covering the trail in places, and it was often head high. The couple who had warned us about the trail in the parking lot were not exaggerating. Potential Buyers with proof of funds or loan approval are encouraged to contact us at or 40.We expected a quick hike out, but the trail was incredibly overgrown. ![]() Majestic Meadows’ ownership has changed hands only four times in over 100 years along with adjudicated water rights dating as far back as 1905 complete an offering that is truly a once in a lifetime opportunity to steward this land for generations to come. Currently individual parcels are not for sale (until approved in October 2022) and the disclosure is intended for buyers of the entire parcel for due diligence only. Each parcel, at final approval, will have county road access, power and phone at the property line and be ready to build. A new buyer may choose to abandon the plat and keep the parcel together and replat as a RV RESORT, new family legacy parcel, conservation easement or complete the process and sell off the parcels or build custom homes. Seven of the parcels will be residential and range from 20 acres to 32 acres each, with the remainder unzoned parcel at 24.49 acres. The current owners are in the final stages of completing a preliminary plat for a total of 8 parcels once approved by the county. Local and regional RV parks are of far less quality and offer minimal services and are still at or near capacity during the RV season due to a lack of units. The entire 185.73 acres has a highest and best use of an RV Resort capturing the seasonal traffic between northern Idaho and NW Montana, specifically the route to Glacier National Park. Hunting lodge, Healing center, Private school or Family heirloom ranch are some of the possibilities. The property may well be a candidate for a conservation easement however, the property is currently unzoned and without any restrictions to do as a buyer wishes. In addition, the property is located well within grizzly bear habitat, maybe you’ll see a glimpse on an autumn afternoon! Both the conservationist and hunter will find the undisturbed land a true gateway to Mother Nature. ![]() Majestic Meadows is home to abundant wildlife such as deer, bear, mountain lion, elk herds that graze on the property, birds of prey and other small game. The road continues past the property on a USFS dirt/gravel road that although wraps back into Idaho, is not maintained year-round, thus providing for a near dead-end road experience with little traffic except residents of a few parcels beyond and seasonal traffic. The property offers both privacy/seclusion with easy access off a paved county-maintained school bus route. Majestic Meadows consists of approximately 90 acres of flat to very gently sloping terrain (40 feet elevation change over 3000 feet), a 2.5-acre rock quarry (for internal access roads), 7.5-acre wooded bluff rising over and providing an expansive view of the entire property and 62.5 acres of heavily wooded land with Pine creek and various springs. Over 4,200 feet of year-round creek and several large springs meander the woods outside the meadows bringing enchantment to the serene landscape. ![]() Majestic Meadows encompasses 185.73 acres surrounded entirely by USFS land in northwest Montana bordering the Yaak Wilderness. ![]()
